Carved from Florida’s natural beauty, Lake Wilson Preserve is a Mediterranean style community consisting of 96 exclusive homes all with pools, tile roofs and brick paver driveways and sidewalks. Lake Wilson Preserve is a deed restricted community with rules and regulations that all residents must abide by to establish a community we can all be proud to call home. Our community is close to the state of the art recreational facilities at Champion’s Gate that include: 2 Championship golf courses, Spa & Fitness center, Tennis facilities, Shopping and Dining.
Lake Wilson Preserve has several common areas that you and your guests may wish to explore during your visit. These common areas all border our conservation, and contain a large variety of Birds and Wildlife. When you explore the development you will see and experience a tropical feel to your walk; in particular when walking around the lake, where you may wish to sit on the benches provided, and enjoy the peace and tranquil surroundings. When exploring these areas we ask that you and your guests respect the surroundings and the privacy of the neighboring homes.
Located only 15 minutes from Disney, 25 minutes to Sea World and Universal and other Orlando attractions making it a great place to live, raise a family and ideal for your Florida vacation. The beaches of the Gulf and Atlantic Coasts are approximately 1 hour away by car. If you are flying to Florida Lake Wilson Preserve is a short drive from Orlando International (MCO), Sanford (SFB) or Tampa (TPA) Airports.
Lake Wilson Preserve is a Deed Restricted Community
When our community was created in 2004 an irrevocable covenant of rules and regulations were established. All homeowners are required to comply with these Deed Restrictions. These Deed Restrictions were established to maintain the standards and property values of our community. All homeowners are also responsible to ensure that their agents/management companies, guests, and tenants do comply with these covenants. If there are any violations the homeowner will receive the appropriate notice according to our covenants. The role of the Lake Wilson Preserve Homeowner Association is to enforce the rules and regulations established under these covenants. Simply because you were not given a copy of the Declaration of Restrictive Covenants when you bought into the community, does not exclude you from complying. However, we have included a copy of the covenants within the owners/members section for you to download.
Home Improvements
Planning a home improvement, painting the exterior of your home, expanding your driveway, wanting to plant or change the appearance of the exterior home or landscaping, enclosing your front porch, etc? We remind all homeowners that Architectural Review Board (ARB) approval is required. Please complete an Architectural Review application and submit it along with the required paperwork to the committee for approval. You will find this in the owners/members section for you to download.
A. POOL PRIVACY SCREENING
“Pool Privacy Screening may be adopted by villa owners without prior authorisation from the LWP HOA ARB as long as it conforms to the following requirements: The material - Acrylic. Color - Charcoal or Light Grey. Positioning - To replace the bottom mesh panels of the pool screen ONLY - must be no higher than one panel high. ANY variation to the above will have to be approved by the LWP HOA ARB.”
B. GUTTERS
“Guttering may be adopted by villa owners without prior authorisation from the LWP HOA ARB as long as it conforms to the following requirements:
The Architectural Review Board requires 30 days to review and reply to any applications. PLEASE don't wait until the last moment to apply.
Any work done without being given written authorization may require removal or change for approval; all costs would be incurred by the owner as per the covenants.
Do you rent your home?
Please be advised that if you rent out your home, either short or long term, you are required to register your home. You must have a Polk County local Business Tax Receipt (previously occupational license) to rent out your home. Your home will also be subject to inspection to make sure you have the required standards for the safety of you and your renters. Also, your Management Company, Landscaping and Pool Service are required to have a Polk County Occupational License.

Do Not Park on the Grass!!
We would like to remind all residents, guests, agents or contractors that parking on the lawn or easements is not permitted within our community. This is a violation of the deed restriction. Also, placing of pavers or gravel on your lawn to create a parking space is also a violation. If you wish to extend/widen the driveway please obtain approval from the ARB.
